عبدالرزاق و عبدالرزاق بن عبدالغفار و دولت‌یارو الحسین بن علی [+/- 3؟] 4
کنندگان از خلج زاري از قبیله تمرکی (؟) هر یکی از ایشان بتر[که] [+/- 3؟] 5
بفروختند یک پاره زمین کوهي از کوه بلخ بموضع شامست راغ معروف ان را سرخ [بیغوله ؟ +/- 2 ؟] 6
و بند کرگس‌خانه چنانک جمله این زمین بچهار حد مشتمل گردد. حد اول پیوسته زمین امیر اجل سعدالد[ین] 7

بحد اول. این زمین که حدود وی صفت کرده شد بفروختند بقیمت چهارصد هـ[ـفتاد دینار که نیمه بود] 10

نه به خیار نه به بیع تلجیه نه بلکه ببیع درست. و خرنده این زمین را بدید و بپسندید [زمین ؟] 12
بملکیت صاحب قبض گشت و فروشندگان ضمان درک پذیرفتند علی ما اوجبه الشرع [و انچ بدو مربوط ؟] 13
و منسوبست از قلیل و کثیر و مراعی و مرافق و مزارع جملگی حق این مشتری گشت و این ذ[کر فرمود؟] 14
نبشتن تا به وقت حاجت در دست دارنده حجت بود باشهاد کسانی که اسامیهای خود [+/- 1] 15

Translation
Folio:
1 In the name of [God, the Merciful, the Compassionate]
2 They – the chief Muḥammad b. Aḥmad b. Muḥammad b. Yū[suf] [+/- 3 ?],
3 the dihqān  ʿAlī b. Muḥammad, ʿAlī b. ʿAbd al-Ghaffār b. Bābak (?), ʿUthmān b. Aḥmad b. [+/- 3] [b. ?]
4 ʿAbd al-Razzāq, ʿAbd al-Razzāq b. ʿAbd al-Ghaffār, Dawlatyār and al-Ḥusayn b. ʿAlī [+/- 3] – 
5 [who are] the acknowledgers (?) from the Khalaj of Zārī from the tribe of Tamrakī (?). They have acknowledged that they have each
6 sold their shares in one parcel of mountainous land from the mountain of Balkh in the place of Shāmast Rāgh known as ‘Surkh Bīghūla’ [+/- 2 ?] 
7 and the Kargaskhāna Range. The entire plot consists of four boundaries. The first boundary is adjacent to the land of honourable amīr Saʿd al-D[īn].
8 The second [boundary] constitutes Kargaskhāna Pass, the Ūrzāghān Road, the buyer’s land and the boulder. The third [boundary] is the road to [+/- 3]
9 and leads to the end of Surkh Bīghula peak, going up to the back of Hayl [mountain?]. The fourth boundary is the top of [+/- 3]
10 [circling back?] to the first boundary. They sold the land whose boundaries have been described, at the price of 470 (?) [dinars, half of which is]
11 235 dinars, to Khwāja raʾīs muʿtamid al-mulk ʿUmar b. Muḥammad b. Muḥammad b. [+/- 2],
12 without the right to withdrawal (khiyār) or protection (taljiʿa) and as a proper sale. The buyer saw this land, he liked it, and accepted the 
13-14 transfer [to him]. The sellers accepted the guarantee of sale against defect (ḍamān u darak) in accordance with what is required in the sharīʿa. The buyer became the owner of all that pertains to [the land]--large and small, its pastures, its contents, and its farms–and ordered that this document be written
15 so that it may serve as proof in the hand of its owner, if needed, through the witnessing by the people whose names [are recorded at the end of this document].
16 It is dated the 28th of Jumāda in the year 545.
17 These acknowledgers have acknowledged that, “it was in our presence”   They acknowledged all of this. ʿAlī b. Abī Bakr b. ʿAlī b. Abū al-ʿAlāyij (?) wrote this
